Listing Description

Purpose of loan:
This loan will be used to… Consolidate a few credit cards on my wifes credit. Shes upset as I bought four four wheelers on her credit as I use mine for investments etc. Her credit had gone down about one hundred points since this transaction back in October 2007. So I would like to consolidate these bills to make her more happy by getting her scores up higher as we are going to refinance our home thats on an ARM mortgage in December of this year and we need to go stated as I am self employed. This is my FOURTH time posting here  I sure hope it works! I have lowered the amount to 10k that will allow me to pay them all down under 45%. Thanks for your time and support.

My financial situation:
I am a good candidate for this loan because… I have a good income, several properties, I to use my cash for investing. I have great credit, no lates. Sole provider for a large family, 8 total, two are adopted (18yrs and 15 yrs.old sisters in law).  I always pay my bills on time. However I have alot of mortgages and dont want to take out any other type loan as a home loan is very difficult in this market as it requires much more cash to purchase my investment properties. Luckily in my area real estate is till doing well, the market is actaully still showing growth. I own 33.3% of two investment companies. 50% of a general contracting company, and 10% of my step brothers machine shop in NM. I am self employed with 1099 income. My accountant is good at saving money during tax time, but that comes with consiquences with the changing market. I used to be able to get 100% financing for projects at this time last year with stated income. Now we are lucky to get 80% at bad rates and pre-payment penalties, we are still making money its just a little harder as deals take longer to get done. My credit is only used for mortgages for investment properties ( I do have my motorcylce on mine, thats it) so my wifes has taken a hit with the cc debts.

Personal home is worth 499k (on market currently) owe 432k if it doesnt sell I will have to refi in Dec. 
I have three rentals personally that arent cash flowing
1) in NM payment 2,118.00 per moth rented for 1,000.00 has 90k in equity but in a bad market
2) in Spokane WA payment is 938.00 rented for 850.00 worth 125k purchased for 67k put 20k rehab
3) Medical  WA purchased for myself for 310k sale fell through personal home rented for 1350.00 payment 2000 mnth
personal home is 2,800 per month currently
credit cards 3k per month rewards card that is paid in full every month used for grocery, at&t, comcast, and a few more I cant remember.
